Four Ways to Warm Up Your Winter Pipeline

Baby, it’s cold outside. But your home buyer leads might be even colder. When it seems buyers just want to hunker down and wait for spring, you need to navigate the winter slowdown. While you can’t do anything about the upcoming festivities or uncertain economic climate, you can be there for buyers who are still looking – and taking advantage of the low competition. Take a peek at how you can warm up your winter pipeline of new build buyers with warm and toasty leads.

Encourage a sense of urgency

By creating a sense of urgency, you help create movement. Ask questions about their current situation and timeline. (Psst – our Budget Calculator asks the user questions (about their timeline, house preferences, etc.) so you can skip straight to selling.) Present (true) case studies of previous success to drive forward the sales conversation. When you show the demand and tremendous value, it clicks that they could be getting the same value themselves. By creating urgency, you can help them reserve a new home before the end of the year, securing themselves a cheery start to 2023.

Start laying the groundwork for January

It’s never too soon to prepare for January. The earlier you can get on your prospect’s radar, the better. While some deals may not get signed before the end of December, they can get made. In this busy period of festivities and a contracting market, prepare for some buyers to get back to you in the new year. If a lead has gone from warm and toasty to cold and unresponsive, don’t let them fall off your list entirely. Plan to nurture them in the new year.

Ease into the new year with educational outreach

The ongoing cost-of-living crisis has seen a sharp rise in interest in new build homes with greater energy efficiency. One in four homeowners now indicate that they plan to sell their home to buy a property which is more energy efficient.

New research found that homeowners would even be willing to pay 15% more for a property which has an EPC rating of C or above. Also, 5% of people said they’d spend 50% or more.

The most important energy-efficient features homeowners are looking for in their next home include:

  • Loft insulation
  • Newly fitted double- or triple-glazed windows
  • A newly fitted boiler
  • Cavity wall insulation
  • Newly fitted double- or triple-glazed doors
  • Draught proofing
  • Energy-efficient lightbulbs
  • A recently renewed EPC rating of C or above
  • Dual-flush toilet

As well as the green features that Brits are looking for, the research reveals that the energy crisis is having an impact on the types of properties people are looking to buy – 40% of homeowners say they wouldn’t buy a character property because there’s too much work to do to meet green targets.

With that in mind, new build homes are high on homeowners’ wish lists: they’re greener, save money on energy and meet energy efficiency standards. Over the course of 5 years, homeowners can save upwards of £4,900 on a new build.

But does your audience know about the significant financial (and environmental) benefits of a new build home? Boost your marketing campaigns by educating your audience by scheduling educational content and targeting eco-aware buyers.
